With a custom home you can customize every part of the home to your exact liking. You can either buy the land yourself or purchase an available lot we own. Our draftsman will work with you to design a one-of-a-kind custom floor plan suited to your needs. With a custom home, you get to determine what style of house you want, how many floors it will have, how large it will be, the square footage, and so much more! Of course, you also get to choose all design elements such as flooring, tile, paint, cabinetry, light fixtures, energy saving appliances and more.
SEMI-CUSTOM HOMES IN AZ
A semi-custom home is a mix between a custom home and a pre-built house. With a semi-custom home, you are able to choose from a variety of floor plans and make modifications as needed. Semi-custom homes help to give clients a starting point for building their new home and eliminate some of the overwhelming options a fully custom build presents. Since part of the design and planning has already been done, semi-custom homes are a more affordable home building option.

THE HUGHES DEVELOPMENT PROCESS
HERE IS WHAT YOU CAN EXPECT WHEN YOU WORK WITH HUGHES DEVELOPMENT!
After initial phone conversations, we will set up a meeting with the Hughes team to discuss your vision and answer initial questions you may have. We want to ensure we can meet your needs for a mutually beneficial relationship. Share any plans you may already have and discuss pricing plans.
Assuming we both have agreed to move forward with the project, Hughes Development requires a retainer deposit to begin work and put you in our build queue. This begins the planning and design process!
A Construction Contract is provided by our legal team that will need to be executed prior to listing Hughes Development as your official General Contractor. You will have time to review this thoroughly and ask any questions regarding the contents before signing.
Depending on if you are bringing your own plans, working with one of our existing floor plans or designing your own custom home, we will facilitate a meeting with our draftsman to ensure your floor plans are created to your liking and submitted to the proper municipality for approval.
After full approval is granted for the floor plans, we will request the initial reserve deposit to be made 60 days prior to breaking ground. We then begin construction on your new home! The lot is prepped for the slab to be poured, we begin designing cabinets and discussing many of the fun design options you get to select. Check out the list of standard features in your home here.
As your home is built, we will keep you posted each step of the way. Our Project Manager will monitor the jobsite and complete quality inspections throughout each step. As the homeowner, you will be working with our VP of Operations and design partners to select appliances, lighting, plumbing fixtures, countertops, flooring, and everything in between. We coordinate the meetings, order all materials, and schedule each subcontractor to install as the project progresses.
At Hughes Development we use a cost-plus approach when building new homes. We provide all receipts for materials and labor costs and add a builder fee based on those costs. This allows transparency in the cost of the build as materials and labor can be difficult to estimate in today’s market. Monthly progress reports are provided along with job cost summaries to keep you apprised of where exactly your funds are going and how much the next draw will be.
As the home is nearing the end of construction, we will have your landscaping plan ready for installation as well. Hughes Development really does ensure a quality, finished product is delivered to you, the homeowner.
Once we have the certificate of occupancy from the Town or County, we will schedule a final walk through. We note any areas needing attention and explain all of the wonderful features in your new home.
Shortly after the final walk through, we will have completed any last-minute touch ups and deliver the keys to your new home! You will receive a homeowner’s book that includes all the important warranty details and contact number you may need. See our warranty here.
